Tintswalo Boulders: An Off-Grid Boutique Villa Above the Penguins of Boulders Beach, Simon's Town
Tintswalo Boulders is one of those rare Cape Town properties we would confidently recommend to almost any client — and we say that having spent a morning there in June 2026, not having simply read a brochure. It sits above Boulders Beach in Simon's Town, at the quieter end of False Bay, and offers something entirely different from anything on the Atlantic Seaboard side of the city. A kilometre up the road in Glencairn, its sister property Tintswalo Summer House trades these views for eclectic character, exceptional coffee and a beach two minutes from the front door — see our Tintswalo Summer House photo gallery for the honest comparison.
The views announce themselves on arrival, and they do so from every corner of the property. The dining area, lounge, bar and music room all look out over the same magnificent sweep of False Bay, and on a still morning you can hear the penguins from the breakfast table. Breakfast itself was excellent — avocado on toast, eggs Benedict, good filter coffee and rooibos — and the service throughout was faultless.
What surprised us most was the access. Gates within the property lead directly down to the penguin colony, bypassing the boardwalk queues entirely. Also worth knowing: the villa runs almost entirely off-grid on a well-executed solar installation, which in South Africa counts for a great deal.
The nine suites are named for ships and are generously sized, each with a spacious en-suite bathroom. For our clients, we would book the Drommedaris or Water Witch suites first, followed by the Mayflower and Mary Rose. The décor is classic rather than contemporary and beautifully executed, though one or two areas are beginning to show their age — we mention it because we would rather you heard it from us.
Who is it for? Romantics after a few unhurried nights, and anyone visiting Cape Town who prefers to avoid the city centre or the Atlantic Seaboard. It also suits families with older children seeking something upmarket and relaxed. It is slightly off the beaten track — living in Muizenberg ourselves, we consider that the point entirely.
